No household may pay more than 30% of their gross annual income towards the rent of the apartment.
For Example: An apartment is available for $900 per month
$900 X 12 months = $10,800 annual rent amount
$10,800 / 30% = $36,000 annual income required
One Bdrm: $1050-$1095 Monthly Rent
Two Bdrm: $1165-$1215 Monthly Rent
$42,000-$43,800 Min. Annual Income
$46,600-$48,600 Min. Annual Income
If you are self-employed you must provide tax return from the prior year.
Third party verification of income is required. Insufficient income to qualify, that is, a household that may be paying more than 30% of their gross annual income towards the rent of an apartment will result in denial of the rental application.
A complete and thorough credit history will be obtained for review. Significant or consistent late payments on loans, credit cards, etc. previous bankruptcies, criminal convictions, prior eviction records, and/or collection issues may be grounds for denial of applications. Previous addresses will also be verified through this process.
Third party verification of landlord history is required. Prior evictions, balances due and still unpaid for rent or damages, past due rental amounts, consistent late payments of rent, history of disturbances or other problems may be grounds for denial of the application.
Pursuant to applicable Federal and State Laws, no more than two (2) persons may occupy a one bedroom apartment. No more than four (4) persons may occupy a two bedroom apartment.
Highwood Village reserves the right to verify all information requested on the apartment application. Falsifying any part of the rental application may be grounds for rejection of an apartment application. Should you be denied housing at Highwood Village, you will be notified in writing. Pursuant to applicable Federal and State Laws, disclosure of the exact information obtained which led to the denial of your application may not be available through the management office. You will, however, be given a source of the report.
